First, let’s do the math on the amount of paint you will need. To figure this out, you will need to determine the total square feet of painting that needs to be done. To do this, follow the following formula.

Length x Width = Wall Square Feet

You will repeat this process for every wall you are going to paint. For example, it might look like this:

  • 25 x 20 = 500 square feet for Wall A
  • 15 x 25 = 375 square feet for Wall B
  • 35 x 40 = 1,400 square feet for Wall C

You will keep going with this for every wall. In the end, add it all up. In this case, we have 2,275 square feet of wall space to paint. This is assuming they are just big walls, but that is rarely the case. Most walls have doors, windows, or both, taking away from the overall square footage. Therefore, you must subtract the size of doors and windows from the total. Again, you will use the same length multiplied by width formula. For example,

  • 6 x 2 = 12 square feet for Door A
  • 4 x 4 = 16 square feet for Window B
  • 3 x 2 = 6 square feet for Window C

In total, this removes 34 square feet from the total painting space, leaving 2,241 square feet to be painted. Now that you have the total space, you can calculate the amount of paint you need. On average, one gallon of paint will cover about 300 square feet. In this case, you would need 8 gallons of paint (2,241 / 300 = 7.47). 

However, it is essential to remember that, depending on the painting project, you may need to paint with a primer and a sealant. Therefore, you will need 8 gallons of each. With high-quality commercial-grade paint, primer, and sealant running between $50 to $75 a gallon, we can expect the paint alone to cost $1200 to $1800. 

Cost of Painting Contractor Labor 

Once you know how large your painting project will be (which we figured out when calculating the paint quantity), the math to estimate the price of labor is a bit faster to figure out. 

The industry standard for professional painters is around $50 to $100 an hour, and on average, an experienced painter can cover about 200 square feet an hour. The price will shift in this range depending on the project’s complexity. Using the example above, we have 2,241 square feet to paint three times – primer, paint, and sealant – for a total of 6,723 square feet. Using the average labor by hour, the math would look like this:

  • 6,723 square feet / 200 square feet an hour = 33.62 hours
  • 33.62 hours x industry average = $1680 – $3362

In addition to the cost of the painting time, it is critical to remember that there is a significant preparation time that is heavily determined by the condition of the building. Remember, all painting surfaces need to be cleaned and repaired before painting begins.
